Additional MLS Rules
Section 20.1
MLS Participant Listings are subject to the following additional rules. All Fines Will Be $100 per occurrence. Members will have seven (7) days to appeal any fines.
- Days On Market (DOM) Violations
- Relisting a property without a new listing agreement is a clear violation
- Property must be off market for 30 days for DOM to reset to zero
- Ownership change is an exception
- Both Seller name and Buyer Name are required fields and should be completed accurately (with judicial exception)
- Agent/Brokerage Identifying information in public remarks is not allowed
- All Listings require at least one photo
- Clear Cooperation: Listings must be submitted to the MLS within one business day of marketing a property (unless an MLS Exemption has been filed).
- MLS Participants must provide documentation to association staff within 3 Business Days of request.
- Status changes must be reported in a timely manner as follows:
- AUC/Pending/Withdrawn/TMP – 24 Hours
- Closed – 7 Days
- MLS Listing photos must not contact conspicuously visible brokerage or agent information
- Real Property Disclosures must be available on required listings within 24 hours of listing (note: a three day warning period will be in place for this rule only).
